Understand your full monthly housing cost
Your mortgage payment is often just one piece of your total monthly housing cost. Property taxes, homeowners insurance, PMI, and HOA dues can add hundreds of dollars a month on top of principal & interest. This calculator lets you enter each of those pieces directly — ideal if you already have a loan amount in mind, whether from a lender quote, a refinance scenario, or a specific property you're evaluating.
Why "just the mortgage payment" understates your cost
It's common to hear a lender quote or online listing reference only the principal & interest payment, since that's the number tied purely to the loan itself. But your actual monthly obligation — the one that hits your bank account and the one lenders qualify you on — is principal, interest, taxes, insurance, and (if applicable) PMI and HOA dues combined, often shortened to "PITI + PMI/HOA." On many homes, taxes and insurance alone add 15–25% on top of the principal & interest figure.
A worked example
A $320,000 loan at 6.75% over 30 years runs about $2,075/month in principal & interest alone. Add $350/month in property taxes, $120/month in homeowners insurance, and $45/month in HOA dues, and the real monthly payment climbs to roughly $2,590 — about 25% higher than the principal & interest number by itself. Skipping those extra pieces is one of the most common ways buyers underestimate what a home will actually cost them each month.
Budgeting with your monthly payment
Once you know your total monthly payment, compare it against your gross monthly income. Most lenders like to see this at 28% or below, though the exact threshold depends on the loan program and your overall debt picture — see our Debt-to-Income Calculator for the full picture including non-housing debt.
