About HomeAffordability.io

HomeAffordability.io was built with one goal: make the math behind buying a home clear, fast, and free. Home affordability, mortgage payments, and loan qualification involve a web of interconnected numbers — income, debt, interest rates, taxes, insurance, and mortgage insurance — that are hard to reason about by hand. We built a set of focused calculators so you can see how each of those numbers actually affects what you can afford, before you ever talk to a lender.

What we do

We publish free, interactive calculators covering home affordability, mortgage payments, down payments, property taxes, PMI, closing costs, refinancing, debt-to-income ratios, FHA and VA loan qualification, and the classic rent-vs-buy decision. Every calculator on this site runs entirely in your browser — the numbers you enter are never sent to a server or stored by us.

Our methodology

Our calculators use standard, publicly documented mortgage industry formulas: the amortizing loan payment formula for principal and interest, common lender front-end/back-end debt-to-income thresholds (such as the 28/36 rule), and typical ranges for costs like PMI, closing costs, and mortgage insurance premiums published by government housing agencies. Because actual rates, taxes, insurance premiums, and lender guidelines vary by location, credit profile, and loan program, every result on this site is an estimate intended to help you understand the mechanics — not a loan quote, pre-approval, or offer of credit. Read our full disclaimer for details.

Who we are

HomeAffordability.io is an independent, ad-supported publisher of educational financial calculators. We are not a bank, mortgage lender, mortgage broker, or licensed financial advisor, and we do not originate loans or collect loan applications. If you're ready to take the next step, we always recommend speaking with a licensed mortgage professional who can review your full financial picture.

How this site is funded

HomeAffordability.io is free to use and supported by advertising, including Google AdSense. Ads help us keep every calculator free and ad-free of paywalls. See our Privacy Policy for details on how ads and cookies work on this site.
